Create chequered eraser effect

Hi,

i'm wondering how best to create either a brush/eraser/pattern that will allow me to go over a photo and erase automatically a chequered area, so there are lots of tiny white squares, and the photo 'fades' out.

Try using the 'dissolve' blend mode on top of a white background, and then lowering the opacity.
